Get Approval First
While different HOAs have different requirements for building a deck, there’s one thing that remains constant–you’ll need to get approval first. Make sure you’re prepared before submitting your application. This means checking deck construction requirements and restrictions in the HOA’s governing documents to determine whether your design plan, deck material and style and other considerations are within those guidelines.
Put all the details into writing. You’ll want the approval written down in case issues arise in the future. Some HOAs will ask you to get a sign-off from at least two and sometimes up to four of your closest neighbors. Make sure this is done promptly for the same reason mentioned above.

- Make the necessary changes in the design plan to better fit with the HOA guidelines.
- If you feel their demands are unreasonable, you can make an appeal, but be sure to have something to back up your claim.

What Information Will the HOA Architectural Review Committee Require?
HOA usually requires that you fill out an application describing the project you are proposing and submit a detailed description of the building plans. This may include a request for details such as proposed building materials, paint or stain colors, sketches of lighting fixtures, and more.
If HOA approval is required for your project, the city or county will not issue a building permit until you receive HOA approval. If you skip HOA approval or permitting, you could be forced to remove the project in question – a risk not worth taking.
