This is a major factor that companies use in determining price estimates. Roofing area is measured in “squares” and one square is equivalent to 100 square feet. Materials are sold by these squares and not by square feet. So, your contractors will often divide the total measured area by 100 beforehand to come up with an accurate price.
Roofing systems, particularly asphalt shingles, can be nailed down on top of an existing layer. If your roof already has two or more layers in place, contractors will spend time removing old shingles before installing new ones. The main factor that drives costs here is labor. Contractors will estimate how long it will take their crew to tear off existing layers and quote you a price based on that.
Your roof is more than just its shingles. Unless you want to prematurely deal with water and fire restoration problems, you’re going to want to have some protective coating and a waterproof underlayment in place. Additionally, roof flashing strips are also needed to protect joints and valleys against leakage. All these necessary components will have their corresponding costs in terms of materials and labor.
