Spring Maintenance Planning for HOAs

From roof inspections and siding to storm damage and window seals, there are many factors to consider about your exteriors when spring rolls around. Planning your spring maintenance tasks now will pay off later when you can rely on a consistent schedule of tasks to be performed by a trusted HOA contractor in the Twin Cities. Here are some of the main components you should be focusing on come spring. Taking care of small issues now will prevent larger ones from occurring that will cost you a lot more money to fix.

Roofs

A spring-time roof inspection is a must, which can alert you to any issues such as missing shingles, damaged flashing or leaks. You can do a quick inspection yourself from the ground with binoculars. If you see anything of concern, alert your HOA contractor. It’s convenient to sign up for a seasonal maintenance plan, of which a full roofing inspection is a part. This will save you time and is safer than addressing any issues yourself.

Storm Damage

The recent winter in the Upper Midwest was brutal, and its effects are revealed on your exteriors once the snow and ice have thawed. Here’s what to look out for after a storm:

  • Visible debris on the roof
  • Missing or broken shingles
  • Damaged chimney flashing or gutters
  • Water stains on interior and exterior walls
  • Holes or dents on exterior walls or roof
  • Small cracks in window glass
  • Dents, cracks and paint chips in soffits and fascia
  • Damage to fencing
  • Water pools in crawlspaces
  • Downed cables, tilting pylons and damaged trees

While there are a few small things you can do to make quick repairs, it’s always best to leave storm damage maintenance up to the pros. They know what to look for and they can bring all the right equipment.

Siding

Wind, freezing temperatures, and moisture can really do a number on your siding and paint. Take a look at your siding while walking around the exteriors of each property. Look for cracked or peeling areas, or saturated and rotting wood (a common occurrence during spring). Your contractors can touch up the paint, fix damaged siding panels or replace rotted exposed wood.

Windows

Your windows can take a lot of abuse in winter and spring, especially when it comes to the seals, weather stripping, and caulking. If you see gaps or cracks, be aware that air can easily leak in or out via these holes. You’re losing conditioned air that’s leading to high energy bills.

Replacing the seals and weather stripping or adding caulking can go a long way in ensuring comfort and reducing energy bills. While you’re at it, assess the condition of the frames and check for cracks or misalignment. In addition to these structural elements, window cleaning is a great task to handle in the spring. And now that the nice weather is coming, ask your multi-family contractor to wash and install screens on windows and doors.
