Each of these components has a functional service life which must be considered. You don’t want an aging roof to fail and cause extensive damage to interior units. Regular maintenance by a professional contractor can help extend the life of roofing, siding and windows. Still, the HOA budget should include a replacement schedule based on anticipated service life, and new systems should be put in place before failure occurs.
Similarly, have foundations and sidewalks checked every year, as cement surfaces often fall under HOA areas of responsibility. Minnesota’s harsh winters can be hard on cement and cause dangerous and unsightly cracks that need to be filled.
Interior
Interior maintenance requires the help of residents, who are typically only too happy to alert you to any problems! They should be on the lookout for leaks, failing appliances (if they are included in the unit), issues with flooring, doors, or windows. Furnaces and boilers should be cleaned and prepared for the winter every year. Similarly, air conditioners need to be inspected and repairs made every spring before warm weather arrives. Common Areas
Common areas encompass fences, gates, yards, streets and parking lots, and recreational areas. Streets and parking areas should be paved properly and have good lighting. Efficient snow removal is an essential service, not only to allow residents to come and go but to provide access to emergency vehicles should it be necessary.
Fences are an important security feature and should be inspected every year, with necessary repairs made to breaks, gaps and gates. Sagging or fallen fences should be replaced as soon as possible. Make certain that all perimeter security cameras are operable at all times.
Landscaping is a very visible part of the community and an important part of the quality of life for residents. Engage an outside company to keep common lawns mowed, shrubbery and trees trimmed, and flower beds clear of weeds.
Amenities such as a pool, playground, fitness center, or picnic area can help residents enjoy their community together. But all require attention and regular maintenance. Pools must be kept clean and the deck area safe from cracks, breaks and other hazards. Pool heaters and filtration systems need yearly check-ups. Playground and fitness equipment should be inspected monthly and broken or rusted equipment repaired or replaced. For legal protection have a professional inspection conducted on an annual basis. If you provide picnic tables or grills make sure they are functioning properly.
