The weather we experience here in the Upper Midwest can be very damaging to the exterior of a property, particularly roofs. You may be aware that you should inspect and repair your roof after winter’s cold, ice and snow. But did you know summer’s hot temperatures can be just as damaging?
Some of the worst offenders include UV light, high temps and humidity, and thermal shock. Your roof takes a beating in summer, so it’s important that you know how to prevent heat-related problems with your roofing system.
UV Light
Ultraviolet (UV) light is especially damaging to roofs during summer because it hits the surface with full impact. The roof is the first line of defense for a residential structure, so it stands to reason it will take the brunt of the light and heat. The sun even penetrates cloud cover on overcast days, so your roof is pretty much never safe from UV exposure no matter what month it is. UV light affects your roof’s quality and lifespan, making it deteriorate much faster than it normally would. Your asphalt shingles may peel, split, and buckle, and the protective oils coating your roof may get brittle and dry.
High Temperatures
Roofs that get no shade have the highest risk of extensive heat damage. Did you know on a sunny 90-degree day, your roof’s temperature can hit more than 150 degrees, especially with dark roofs? That’s because dark materials absorb heat, causing a faster breakdown.
High Humidity Levels
Humid weather usually goes hand in hand with hot temperatures. Humid air results in condensation, which will then gather underneath your shingles, thus leading to leaks and other forms of water damage. And with moisture comes the potential for mold growth – posing a threat to the health of those inside.
Thermal Shock
The summer brings hot temperatures during the day, to be sure, but then those temperatures tend to cool down rapidly once evening hits. This constant flux can make your roof expand and contract, which creates tension in the materials and reduces your roof’s lifespan. These changes also cause a weakening of the structural integrity, possibly resulting in a split or warped roof.
Damage Prevention
Now that you know the effects of summer on the roof of your home, commercial building or multi-family property, here are some tips on how you can protect your roof all season long.
- Increase attic ventilation: Make sure there is enough ventilation in your attic, which prevents excessive heat buildup that can seep into the rest of the home’s interior. Adequate ventilation also prevents condensation and subsequent mold.
- Engage in regular maintenance: Take good care of your roof in summer. Clean debris off your roof throughout the season, particularly after a storm that may have sent branches onto your roof. Check for damaged flashing and missing shingles. Regular cleaning and maintenance will lead to a longer lifespan for your roof – which is what you want when you’ve made such a big investment!
- Get inspections: Get a professional inspection annually. This will help identify problem areas before they worsen.
